What is a "Bid"?

1) Choose & Reserve Your Lot

The first step in our bid process is selecting your homesite within one of our Landmark Fine Homes communities. Each community offers thoughtfully planned surroundings and carefully selected lots.

Once you’ve chosen your lot, we will hold it for you at no cost for up to two weeks while we prepare your custom bid. This allows you to move through the pricing process confidently — without the pressure of losing your selected homesite.

2) Initial Consultation

During this time, we’ll meet to discuss:

  • Your timeline
  • Overall investment goals
  • Square footage
  • Key features that matter most to you

We’ll also explain each step of the bid process so you know exactly what to expect.

3) Select Your Landmark Fine Homes Floor Plan

To begin pricing, you will select a floor plan from our website that best fits your needs and lifestyle. Our plans are thoughtfully designed and serve as the foundation for your custom home.

From there, we’ll discuss:

  • Structural modifications (if applicable)
  • Layout adjustments
  • Exterior elevation options
  • Customizations within the framework of the selected plan

This approach allows you to personalize your home while benefiting from the efficiency and integrity of our proven designs.

4) Detailed Bid Preparation

Our team prepares your custom bid using:

  • Your selected floor plan
  • Agreed structural modifications
  • Community and lot-specific considerations
  • Bid-level finish selections

The bid includes clearly defined scope, allowances where applicable, and detailed pricing.

5) Bid Review Meeting

We’ll meet to walk through:

  • The full scope and pricing
  • Allowances and inclusions
  • Areas that can be adjusted
  • Estimated timeline

Our goal is full transparency and clarity before moving forward.

6) Refinements (If Needed)

If adjustments are needed to better align with your investment goals, we can revise layout details, finish levels, or specific features. We’ll refine the bid until it reflects both your vision and your comfort level.

7) Agreement & Contract

Once the bid and scope are approved, we transition into the contract phase. Our sales consultants handle all contract documentation. You will sign the contract & earnest money is required at this point.

8) Pre-Construction & Build Preparation

With contracts complete, we finalize design details, secure permits, and prepare your home for construction within your selected community.
